The Burrs method is a real estate investment strategy that involves buying distressed properties, rehabbing them, renting them out, refinancing them, and then scaling the process. The first step is to get a distressed property under contract to purchase, then rehab the property using borrowed money from a private lender. Once the property is fixed up and rented out, take it to a small local bank to get a check for up to 80% of the appraised value. Use this money to pay back the initial private lender, who gets their money back plus interest and a profit. The bank loan is then paid off over the next 25 years using the rental income. This process can be scaled as many times as desired.
